Memory Grove Historic Home Remodel

Originally built as a single family home, this house was remodeled several times before being poorly converted into apartment units with an unreasonable amount of staircases.

We started by removing one stairwell and a ¾ bath that opened into the kitchen. We then went to install a beam only to find the second floor of three was slowly collapsing due to several overnotched joists. We discovered 2” of poured concrete on the second level trying to compensate for the slowly collapsing floors. We were able to use jacks and reframe a whole section of the second floor and then installed a beam with a proper load path to a footer in the basement. This breathed new life into the home and offered the homeowners peace of mind that their home was ready to last another century.

From there we were able to remodel the entire kitchen, converted the ¾ bath into a more sensible powder room and remodeled the upstairs guest bathroom after removing the 2” of poured concrete and creating a beautiful and healthy historic home that stayed true to the charm of the era.

Big thanks to our interior designer Sabrina at Emigration.
