Kaysville Home Remodel

This home was built in 1961 and was a quaint little brick mid mod nestled over a densely wooded creek. A carport with a small storage closet and a patio occupied the east side of the home. The customers wanted to age in place here and decided to tear down the carport and build a large 2 car garage with a primary suite. We started by removing the carport, storage, and making room with some tree removal. The home was then gutted down to the brick. Once the new foundation walls were poured we framed the addition as well as the interior of the home. 

Because it was a single layer of unreinforced brick, we also had to do some seismic retrofitting. We built all new shear walls inside the brick and attached those walls to the roof and stem walls. This effectively turned the brick into a partition wall instead of the primary bearing wall. We liked to joke that we built a Russian Nesting doll house. 

Once the 1,100 square foot addition was framed and the house was reinforced for another 100 years, we moved into finishes. This home had a beautiful thermally modified Ayous accent cladding on the front. We installed a rain screen under all of our new siding for a long term siding and sheathing install. The walls were insulated to R30 and the ceiling of the addition to R54 and the existing home which had 2x8 rafters we had to detail as an unventilated assembly. We added R35 with 2” of closed cell foam on the sheathing, with a continuous R8 insulation on top of the roof and under the TPO we were able to hit R43 in a 2x8 roof assembly. 

We installed Kor Window Systems European tilt and turn windows to round out our high-performance wall assembly! We updated all of the HVAC throughout the house to a zoned heat pump and added an ERV for fresh air delivery to the now air tight home. 

To wrap it all up, Evolve Cabinetry built us beautiful dark walnut veneered cabinetry and Evans Tile did an amazing job tiling our showers and baths. The customers love landscaping and permaculture so they decided to take on their own landscaping, hardscaping, and flatwork. Once that is completed, we will update this photo gallery.
